Experts weigh in on developing residential property sector

Liverpool’s residential property market continues to evolve to support the needs of a growing and changing city and region, experts have said.

NatWest and First Title Insurance PLC hosted an event entitled ‘Residential Development – What, When and Why Liverpool Region’ which included a panel of local experts discussing how the residential sector is diversifying.

The event is the second of NatWest’s Waterfront Breakfast series which aims to highlight how issues such as the local economy and politics are impacting the local real estate market. The first event was held earlier this year.

The latest conference was held on Tuesday, May 16 at the Shankly Hotel. Alan Bevan, Managing Director, City Residential; Lawrence Kenwright, Chairman Signature Living; and Nik Puttnam Development and Housing, Liverpool City Council spoke during the event which as attend by around 100 property professionals. Among the issues discussed was what resources are available to help developers.

NatWest has recently launched a new automated lending process for commercial real estate developers and investors who are looking to borrow up to £2m which will give them a credit-approved decision in as little as 45 minutes. The pilot programme was launched in Liverpool earlier this year and is now being rolled out across the country.

Heath Thomas, Head of Real Estate Finance North West at NatWest, said: “The residential property market throughout Liverpool and Merseyside continues to change, and it’s important that we as property professionals develop new ways of supporting developers. We believe that by giving our customers a same day, credit-approved decision, they can focus on what they do best – investing in and building the homes we need, the offices we work in and the places where we relax and play.

“Our most recent Waterfront Breakfast has highlighted what we in the sector need to do to ensure that the residential property market continues to thrive. We thank First Title Insurance for co-hosting the event, and our speakers Alan Bevan, Lawrence Kenwright and Nik Puttnam for their insight.”

Simon Hewitt, UK Head of Sales & Marketing at First Title Insurance Plc , said “First Title Insurance are delighted to cosponsor and support this event with NatWest as we have a strong affinity with the Liverpool City region. Having worked here over the last 10 years, it’s fantastic to see the progress made by the city. And with strong sectors evident across marine, logistics, bio-sciences, leisure and hospitality and further education to name a few, this can only be positive for employment prospects and residential demand in the region going forwards.

“First Title will continue to support the Liverpool property market by providing robust risk coverage solutions to enable property and development deals to complete effectively.”
