Woodland eco-home site near Harrogate goes up for sale

The woodland eco-house site in Great Ouseburn

A six-acre plot of land with planning permission to develop a state-of-the-art woodland eco home has gone on the market in Great Ouseburn, in the heart of Yorkshire’s Golden Triangle, with a £650,000 price tag.

The land, on the edge of the picture-perfect village, comes with architects’ plans for a five-bedroom environmentally friendly home, with gardens and paddocks. Owners Richard and Rachel Kay, who run Green-tech, a large landscaping supplies business based in nearby Arkendale, purchased the land, close to their current home, with plans to develop a new property for their own family.

“When we bought our house in Great Ouseburn the woodlands were not with it originally, but I was so captivated by them – a stunning and very private oasis with wonderful trees, shrubs, flora and fauna – that we simply had to have them,” said Rachel.

“We have had some lovely parties and even a wedding in the woodlands, and the kids have enjoyed plenty of games and climbing of trees as they have grown up. However our children are growing up fast and we’ve realised our needs for a home and its surroundings will change over the next few years.


“Reluctantly, we decided that if we did build our dream eco-house we probably wouldn’t live there long enough to justify the expense of building it and so have decided to give someone else the opportunity.”

The planned two-storey house with open-plan kitchen and dining area is designed with views out over the woods in which it will be built. An exotic variety of trees on the land includes a cypress from each continent, an Indian bean tree, walnut trees and fruit trees. The woods are also under-planted with daffodils, bluebells, snowdrops and aconites, and overflow with foxgloves in summer.

Toby Cockcroft, director of York agent Croft Residential, which is marketing the site, said: “This is a really magical woodland plot with the chance to build a super-cool modern eco home. The plans and planning consent are already in place so it is a project that could be got underway rapidly, creating a truly fantastic house with its own mature woodland gardens.
