First Office letting following £2m Ambler House Refurbishment

Carter Towler has successfully secured the first office tenant for newly refurbished Ambler House on Boar Lane, opposite Trinity Leeds. Specialist executive recruitment company Aston Chambers has signed a 5 year lease on two suites totalling 2,250 sq ft.

The entire 14,500 sq ft, 5 storey building which forms an integral part of Trevelyan Square has been extensively upgraded during the £2m refurbishment scheme. Eleven contemporary, high specification office suites have been created on the four upper floors of the imposing Grade II listed building, as well as two additional retail/leisure units on the ground floor.

Carter Towler’s Office Agency Director, Richard Fraser said: “The building works were completed at the end of March and to have secured this letting so quickly, and during the uncertainty of lockdown, is a resounding endorsement of the success of this ambitious scheme.

We are absolutely delighted that Aston Chambers has chosen to relocate here. The two suites they will occupy on the third floor have undergone a bespoke fit-out with meeting rooms and break-out areas created to their specific requirements.”


Carter Towler’s Building Services division project managed the intensive refurbishment scheme. Commenting on the project Building Consultancy Director Chris Priestley added: “We were extremely pleased to be awarded this contract by Petit Papillon who manage the property on behalf of the owner, OMI Estates Ltd.

Having worked closely with the property’s management company for some time designing and specifying the refurbishments required since The Open University moved out we were very keen to be involved in the following stages of redevelopment. It’s fantastic to see how the new contemporary features enhance the building’s grandeur.

“Whilst all of the historic façade has been retained, a new glazed entrance and reception now provide an impressive focal point to the exterior of building. The interior has been entirely remodelled to create ultra-modern, stripped-back open plan office spaces which feature exposed services, concrete columns and an exceptional range of facilities such as state-of-the-art fibre technology, LED lighting, air conditioning, showers, lockers and even a coffee shop.”

Richard Fraser concludes: “This has been a fantastic project for Carter Towler. Our Building Consultancy division has done a great job managing the complex revival of this imposing property; our Retail Agency team secured tenancies with Beer Hawk and Dohut for the ground floor units and now the Office Agency team has sealed the deal with the first new office tenant. I don’t think it will be long before we have a second announcement as we are in the advanced stages of negotiations on three more suites.”

Petit Papillon manages the entire Trevelyan Square estate on behalf of the freehold owner and Carter Towler is retained as the sole letting agent for Ambler House.
