Award Shortlisting Recognises Landlord Property Claims Service

James Whittle (MD) and Andrea Loasby (Director) of Aspray Limited

Darwen-based property claims management and loss assessing expert, Aspray Limited, is celebrating a shortlisting in the National Landlord Investment Show (LIS) Awards, which reward and showcase the excellence of those providing services to the private rented sector.

Aspray’s shortlisting recognises its role in providing added-value to landlords whose property suffers some form of damage or impact, whether that be due to flooding, an escape of water, fire, vandalism, tenant damage, or other impacts caused by external forces such as vehicles.

When an insured landlord is obliged to make a claim on their property insurance policy, Aspray can step in and assist in those instances when contacted directly by the landlord, or when it has been introduced to the landlord by a third party such as a property and letting agent or an insurance broker. These insurance brokers and letting agents choose to recommend Aspray so as to augment their own service to their clients, having total confidence that Aspray will provide a valuable service.

A property claim can be a distressing time for both landlord and tenant, with a call to a claims’ reporting line triggering the involvement of the insurer’s loss adjuster. A loss adjuster’s remit is to minimise the cost of the claim for the insurer they represent, something at odds with the interests of the insurance policyholder and anyone dependent on them, such as a tenant.

When Aspray steps in to represent the insured, the insured party gains a voice in the negotiations and a representative determined to convey the policyholder’s contractual rights, as laid out in the small-print of their property insurance policy. As Aspray strives to gain the insured the full entitlement from their policy, this is an attractive option for a landlord to take up, particularly as the Aspray service costs them nothing, if they work with Aspray’s approved contractors for the property reinstatement.

Aspray’s shortlisting in the LIS Awards 2018 is not just down to its success in representing landlords in this way, but also due to its dedication to customer service. It works to a Treating Customers Fairly ethos, which is wholly customer-centric, and this enables it to generate compelling testimonials.

Aspray director, Andrea Loasby, who was earlier this year named a ‘Woman of Influence’ in the insurance sector by Insurance Business magazine, says: “Aspray provides landlords with a service that helps protect their rental income by pushing to have their property reinstated to its pre-loss standard as quickly as possible. We work with landlords nationwide, who sincerely value the service we provide, because they appreciate that without our input their claim stands a higher chance of being repudiated. Unless they know how to make their case, they might also have to accept a settlement that leaves them short-changed and having to pay for elements of reinstatement and repair out of their own pocket.

“We are delighted that the LIS Awards judges have recognised the role we play, the value of the service we provide and the massive effort that underpins our customer service programme.”

Aspray will now attend the gala awards evening at The Grosvenor Hotel, London, on November 15, at which the winners of the LIS Awards will be announced. The evening will feature comedian Rob Beckett and will be attended by over 400 key industry professionals.
