Anwyl acquires land for residential development in Llay

An artists impression of how Maes y Rhedyn will look

Anwyl Homes has acquired circa 11 acres of land in Llay for a beautiful residential development of 181 high quality new build homes.

Located off Straight Mile, the stunning new build development will be known as Maes y Rhedyn and will comprise an attractive mix of three and four bedroom detached and semi-detached homes, all with gardens and garages or allocated car parking spaces.

One of the region’s leading residential developers, Anwyl Homes is committed to helping meet demand for quality new build homes across Wales and has a strong track record in Wrexham where it has developed previously.

Maes y Rhedyn will appeal to a wide range of homebuyers looking for a well built, low maintenance new build home that has been thoughtfully designed with modern lifestyles in mind. All homes will be carefully constructed to the highest standards and boast an enviable internal specification that features plenty of well thought out living space, contemporary open-plan kitchen dining rooms with French doors to the garden and stylish master bedrooms with en suite facilities.

Operations director at Anwyl Homes, Phil Dolan, commented: “We are excited to have acquired more land for a new development in North Wales and are really pleased with the plans for Maes y Rhedyn. It has a lovely semi-rural location in Llay, close to both Wrexham and Chester, and is just a short drive from the border for commuters and from the famous North Wales countryside and coastline for leisure activities.”

As part of the planning consent, Anwyl Homes has made a number of financial contributions that will be of direct benefit to the local community. Around £1.4 million will be contributed (by Anwyl Homes and Bellway Homes as both developers are building on the site) towards additional primary school places at Park Community Primary School Llay and/or All Saints’ School Gresford and towards secondary education at Darland or Ysgol Morgan Llwyd. There is also an additional contribution of £10,000 towards transport.

Phil continues: “In keeping with our long Welsh heritage, we were keen to give the development a Welsh name, and are delighted with Maes y Rhedyn which means Bracken Meadow in English and reflects the development’s position close to open countryside. We’re looking forward to initial groundworks starting on site early next year and introducing new homebuyers to this beautiful part of North Wales.”

Work will begin at Maes y Rhedyn in January 2019 with a sales launch on site in Spring. Construction is expected to take around four years.
