SLG to sell 350 unit residential greenfield site in Stoke

The Strategic Land Group is to sell the first phase of a 13.7 ha greenfield site in Stoke, which has the capacity to deliver a total of 350 new homes.

Phase one has planning permission for 169 units, with a total of 350 across the scheme in its entirety. Close to the popular village of Caverswall, the site is well-located and close to amenities and primary schools, yet benefits from a peaceful, rural feel.

The new development will provide much-needed family homes in the area and supports the local authority’s efforts to demonstrate a five-year supply of land for new homes. The site is expected to deliver notable economic benefits including creating 160 new jobs during construction, which were recognised by the planners. It is also subject to Section 106 contributions towards education provision, highway improvements and leisure facilities.

Paul Smith, MD of Strategic Land Group, said: “Having secured planning permission for the site earlier this year, we’re pleased to now be able to bring it to market – it will provide 350 high-quality new homes that are much-needed in the area in order to meet housing need. The City of Stoke is beginning to plan for the delivery of 12,000 new homes over the next 15 years in order to meet its economic growth aspirations, so this development will be an important part of that puzzle – particularly the provision of family homes.

“In short, it’s a very well located site that has seen a great deal of time and effort invested into ensuring that it not only delivers high-quality homes – and of the type that is needed within the area – but also enriches the community and wider area.”

The appointed agents for the site are Hinson Parry & Company and Eaton & Hollis.
