Aykley Group unveils £2.3m luxury aparthotel The Sanctuary Knocker in Durham

Aykley Group has launched a £2.3m luxury boutique aparthotel in the heart of Durham, marking a significant investment in the city’s growing hospitality sector.

The Sanctuary Knocker, located on Court Lane, draws inspiration from Durham Cathedral’s historic sanctuary knocker – a medieval symbol of refuge and protection – combining heritage architecture with contemporary design.

The development is centred around the imagined residence of adventurer William Holme, with four individually designed suites reflecting global travel influences. Each apartment blends escapism with high-end comfort, featuring curated interiors, high-spec kitchens, spa-quality bathrooms and integrated technology.

Guests are offered a fully tailored experience, including optional chauffeured supercar transfers, Champagne and bottle service, luxury linens and bedding, fully stocked in-room snack bars, and bespoke celebration packages for special occasions.


The aparthotel comprises:

Marrakesh Suite – a Moroccan-inspired two-bedroom apartment with cathedral views and open-plan living

Peking Suite – a chinoiserie-influenced two-bedroom suite featuring statement design, including a luxury round bathtub

Andorra Suite – a Pyrenees-inspired one-bedroom retreat with whirlpool bath and views of the cathedral and castle

Pioneer Suite – a contemporary one-bedroom space influenced by London, Dubai and New York, offering extensive views of Durham Cathedral and a large whirlpool bath

The £2.3m scheme includes the acquisition of the former Court Inn for £815,000, alongside a £1.5m refurbishment programme transforming the first and second floors into a high-specification aparthotel.

The ground floor of the historic building will house The Court, a separate bar and restaurant inspired by classic London establishments. Featuring dark wood panelling, marble surfaces and polished brass detailing, the venue is designed to offer a relaxed yet elegant dining and drinks experience.

The hospitality offer is being delivered by experienced local leisure operators behind a number of well-known venues across the region, including The Drunken Duck, The Black Rabbit, The Grey Owl and Ye Old Elm Tree.
