Salford-based The Strategic Land Group to market North Wales site

Salford-based The Strategic Land Group (SLG) has secured detailed planning on a greenfield site in Penyffordd, North Wales, following an appeal process.

SLG has won detailed approval for 32 new homes including open space and affordable housing. It will market the site for sale during the coming months.

Penyffordd is the latest of several North West resi sites for which SLG has gained planning permission in recent months, including a 9.5-acre plot in Poulton-le-Fylde which has outline planning for up to 108 homes. The site is also to be included within Wyre Council’s Local Plan as a housing allocation.
Planning was originally refused by Flintshire’s planning committee in September 2017, however following a public enquiry the scheme has been allowed on appeal. Flintshire, like many councils, does not have an up-to-date Local Plan and is unable to demonstrate a five-year supply of housing land.

On giving the development the green light, the planning inspector noted the significant shortage of housing availability in Flintshire to meet established need for both market and affordable housing. The provision of 10 affordable homes, delivered through Section 106 provisions, also contributes to the Welsh Government’s wellbeing aims.
