Former pub is brought to market with additional planning

Artist impression of how the site could be developed.

The site of the Old Roan pub in Aintree is back on the market with the additional benefit of planning permission.

The former pub premises extends to approximately 3,630 sq ft with outbuildings between 1,500 and 1,700 sq ft. It occupies a prominent corner site with space for up to 30 cars.

Permission has been granted for a change of use from A4 (drinking establishment) to A3 (restaurant) with a glazed extension to the south elevation and demolition of the existing coach house to create additional parking.

The site is being marketed by Hitchcock Wright & Partners and is priced at £475,000.

John Barker from Hitchcock Wright & Partners, said: “The Old Roan pub has been vacant for almost six years and the site is certainly in need of redevelopment.

“It is in a very prominent position at the junction of Ormskirk Road and Copy Lane, and whilst there has been great interest, the last offer unfortunately fell through. Now that it is back on the market, with the added benefit of planning permission, we envisage that it will be snapped up imminently.”
