GMI Construction Group has been appointed to deliver the fourth phase of the regeneration of Sheffield’s landmark Park Hill housing estate, working on behalf of joint venture partners Urban Splash and Places for People.
The appointment follows a £6.4m deal secured with Homes England, unlocking the next phase of development at the Grade II* listed estate, widely recognised for its iconic ‘streets in the sky’ design.
GMI will lead the construction of 125 new apartments, with 20 per cent allocated to affordable tenures. Alongside the homes, the scheme will deliver enhanced public realm, EV charging points, car club facilities and secure cycle storage, supporting the creation of a sustainable and well-connected neighbourhood.

The latest phase builds on more than two decades of regeneration work led by Urban Splash and Places for People. So far, the partnership has delivered 455 homes, accommodation for 356 students, and more than 50,000 sq ft of commercial workspace, alongside significant landscaping and public realm improvements.

Looking ahead, a fifth phase – already with planning consent – will deliver a further 105 homes, including a mix of one- to four-bedroom apartments, duplexes and townhouses. The plans also include 2,000 sq ft of new commercial space aimed at independent local businesses, adding to an established community of occupiers including South Street Kitchen, The Pearl and Grace Owen Nursery.
