GMI Construction Group has marked a major milestone on one of Grimsby’s most significant regeneration schemes, celebrating visible progress on the £50m transformation of Freshney Place.
Installation of the structural steel framework for a new five-screen cinema was commemorated with a steel signing ceremony, signalling a key moment in the shopping centre’s evolution into a modern, multi-use destination.
Due for completion in 2027, the project is being delivered by North East Lincolnshire Council with Government support. Queensberry, acting as regeneration manager, appointed GMI as principal contractor.
The new-build phase includes a contemporary food and market hall within an upgraded existing building, new commercial and leisure units, and a redesigned public square. The cinema has already been pre-let to local operator Parkway Cinema, underlining strong occupier confidence in the development.
Together, the new elements are designed to boost footfall, attract additional operators and support Grimsby’s long-term economic and social renewal. An NHS Community Diagnostic Centre has already opened within the shopping centre, further broadening its role as a community hub.
Earlier works delivered by GMI – which this year celebrates its 40th anniversary – included site clearance and demolition of the former Market Hall, units on Flottergate Mall and the upper floors of the former BHS building.

Having worked in Freshney Place when I was younger, it brings back lots of personal memories every time I visit the site. It’s truly amazing to see this rise from the ground and I hope that people enjoy the new facilities when they’re finished.”

Freshney Place was acquired by North East Lincolnshire Council in 2022 and sits at the heart of its long-term regeneration strategy. Complementary projects are also progressing across the town centre, including the Alexandra Dock Housing scheme, where Keepmoat is delivering 120 new homes, the creation of a new transport hub and the recent opening of the new Horizon Youth Zone.
Together, the schemes signal a coordinated push to reshape Grimsby town centre, strengthening its appeal for residents, businesses and visitors alike as delivery gathers pace towards 2027.
