A selection of high-end lodges at Keswick Reach Retreat near Cockermouth has been put up for sale as holiday park operator, Darwin Escapes makes its first move into holiday home ownership, signalling rising confidence in the North West’s leisure property market.
Starting with 10 lodges across Keswick Reach Retreat near Cockermouth in the Lake District and Woodside Coastal Retreat at Wooton Bridge on the Isle of Wight, further inventory is expected to be released subject to demand.
“We’ve seen increasing demand from repeat guests who want greater flexibility and long-term access to their preferred destinations. This move allows us to meet that demand while expanding our commercial model,” said Drew Campbell, managing director at Darwin Escapes.
Recent research by the resort operator confirmed that UK breaks remain a fixture in Brits’ travel habits, who said they took on average 4.3 domestic holidays in the last two years, with most lasting two to four nights, highlighting sustained, repeat demand for short-stay accommodation.
This has been further exacerbated by the recent issues in the Middle East with holidaymakers facing more expensive flights due to spiking fuel costs and rerouting around multiple airspace closures.
Drew continues: “Ownership can offer greater cost efficiency over time. Where lodges are not in use, owners also have the option to generate income through subletting, helping to offset ongoing costs.”
The launch is supported by strong visitor demand. The Lake District attracts approximately 15–18 million visitors annually.
Darwin Escapes’ two- and three-bedroom lodges at Keswick Reach are positioned within the premium accommodation segment, offering open-plan living, private outdoor space and access to on-site leisure facilities, including a bar and air-conditioned gym. Selected lodges also include private hot pools, supporting higher-value occupancy and rental potential.
The average price of a lodge at Keswick Reach is around £130,000 and site fees to cover plot rental, resort maintenance, leisure facilities and 24-hour security start at £5,595 positioning the offer as an accessible alternative to traditional second home ownership.
For a limited period, the company is offering an incentive of free site fees until February 2027 to support early adoption.
The business plans to use some of the proceeds to support its expansion into new locations across the UK.
Founded in 2008, Darwin Escapes has a long and exemplary track record in running UK holiday resorts such as Keswick Reach.
